Harbor View Cottages "Catch the View"

2. This is a NON-SMOKING unit. Cigars, cigarettes, candles, incense, Bonfires, charcoal BBQ, fire works  and any other incendiary devices are prohibited on premises and are cause for immediate eviction and deposit forfeiture.

3. Pets are permitted upon approval with the completion of separate agreement.

4. Reservation/Security Deposit is required at the time of reservation. The deposit of $200 must be received within 7 days of booking the reservation. The deposit converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent. However,  the deposit is fully refunded within 14 days of departure, provided the following provisions are met:

   A. No damage is done to unit or its contents beyond normal wear.

   B. No charges are incurred due to contraband, pets or services rendered during the stay.

   C. For Cottage A:All debris, rubbish and discards are placed in outside garbage cans, soiled dishes are washed, dried and put away, bed is stripped and one  load of laundry is started. Pet owners must pick up and dispose of all pet waste.

       For Cottage B: All debris, rubbish and discards are placed in outside garbage cans, soiled dishes are washed dried and put away, bed is stripped and all soiled linens are placed in the laundry basket. Pet owners must pick up and dispose of all pet waste.

   D. All keys are left in the lock box and the unit is left locked.

   E. No linens are lost or damaged.

   F. NO EARLY CHECK-IN or LATE CHECK-OUT without prior approval.

   G. The renter is not evicted by Owner, Owners representative, or Law Enforcement.

5. Payment:

   A. An advance payment equal to 50% of the total rental rate is required at the time of reservation. The advance payment is applied toward the room rent.

    B.  Please make payment in the form of a personal check, cashiers check or complete the following credit card payment form. The advance payment is not a damage deposit.

   C. THE BALANCE OF THE RENT IS DUE 14 DAYS BEFORE YOUR ARRIVAL.

   D. All reservations made within 30 days of occupancy require security deposit and rent in full to secure reservation.

6. Cancellations:

   A. A Fifteen day (15) notice is required for all cancellations.

   B. Cancellations made more than fifteen days prior to arrival date incur no penalty.

   C. Cancellations or changes that require a shortened stay, that are made less than Fifteen days prior to arrival date, forfeit the full advance payment and damage/reservation deposit.

   D.CANCELLATIONS AND EARLY DEPARTURES do not warrant any refund.

   E. All credit card cancellations are subject to a 5% CANCELLATION FEE or $50, whichever is greater.

7. Maximum Capacity is three (3) adults.

8. This property requires a two (2) nights stay, longer minimum stays may be required for holidays.

9. Inclusive Fees: Rate includes a one-time linen set-up. Amenity fees are included in the rental rate.

10. No Daily Maid Service. Although linens and bath towels are included in the unit, daily maid service is NOT included. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from property.

11. Rates are subject to change without notice.

12. Falsified Information: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and or rental money, and the party will not be permitted to check-in.

13. Written Exceptions: Any exceptions to the above policies must be approved in writing in advance.

14. Storm Policy: NO REFUNDS will be given unless:

   A. The national Weather Service issues a mandatory evacuation.

   B. A mandatory evacuation is issued for the local residence of Gold Beach.

15. Owners are not responsible for lost or stolen articles, or articles left behind.

16. This agreement applies to the specified unit only. No other dwellings, storage ares, yards or driveways may be used or occupied other than that which is covered in this agreement. Entry or occupancy of other than reserved units, dwellings, parking, or yard areas without Owner's permission  will be considered trespassing and therefore cause for eviction.
